Promises, Promises        

INTEGRITY is the foundation for my real estate business. I very much depend on having my clients return to me for future real estate transactions and I rely on having them refer their friends to me as well. In order to earn that repeat and referral business, it is my goal to always act with the honesty and integrity I would expect if I were hiring a real estate agent.

   I Promise . . .
    - to always tell the truth, regardless of how difficult that may be for me or my clients.
    - to treat every client with respect.
    - to continue keeping up with the changes in real estate law to the best of my ability,   and to find out the important things that I do not know now.
    - to protect my clients and to work in their best interest.

So . . . . Your Listing Expired?

Dear Homeowner:

 If another agent didn't get the job done, please ask yourself the following questions:

1. Before pricing your property, did your agent do a thorough market analysis including personally viewing interiors of competing properties that are for sale?

2. Did your agent assist you with information on how to properly present your property?

3. Did your agent accurately, appropriately and effectively promote your property?

4. Did your agent call all of the buyers’ agents who showed your property for feedback and supply you with that information?

5. Did your agent provide a weekly update of market activity in your area, including statistics on how many homes are selling each month vs. how many are presently on the market?

6. Did your agent always act professionally and always treat you with respect?

7. Did your agent do everything that he/she said he/she would?

8. Did your agent return your phone calls promptly?

HOT HINTS FOR FSBOs     

I would like to introduce you to the benefits of listing your home with an agent, and specifically address the value of listing it with me. 

I CAN:

Expand your pool of buyer prospects through the PPMLS (Pikes Peak Multiple Listing Service) -- in effect, hiring every agent in town to sell your home. Thousands of agents, each with their own several buyers, can know specific details about your property within hours of listing.

Provide you with more serious buyers. Generally, "buyers" who shop For Sale By Owners are (a) not qualified to buy, thus not able to get an agent to put them in their car, or (b) looking to save the commission themselves and not willing to pay fair market value. Or are they buyers at all? Are they just "casing" your home? Be careful.

 Work on showing and selling your home while you are doing something else. Mine is a full-time job and you probably already have one of those. Your time should be spent leading your own life, enjoying your family, and getting ready to move!

I WILL:

Do a thorough market analysis including personally viewing interiors of competing properties that are for sale before pricing your property.

Give you information on how to properly present your property.

Accurately, appropriately and effectively promote your property at my expense.

Call all of the buyers’ agents who showed your property for feedback and supply you with that information.

Getting it Closed

Let’s face it... none of that other stuff counts if it doesn’t close.

Getting a buyer interested in a property is just a matter of appropriate pricing, promotion, and presentation. From that point on, it becomes something of an art. The keys are communication, cooperation, persistence, and experience.

Many a real estate transaction has died due to misunderstandings or real estate agents who prefer to get in the way and keep parties apart rather than keeping the deal together. I have worked for fourteen-plus years to become known in the real estate community as an agent others would like to work with.

Some agents get "sloppy" once they have a property under contract, missing dates and deadlines and allowing a reluctant party an opportunity to get out of the deal. I have developed a series of checklists to prevent such problems. While this does not guarantee that a contract will result in a closing (there are contingencies, loan approvals, title reviews and the like to contend with), you may be assured that I will continually check and recheck the progress toward closing. And, I will keep you informed of that progress.

I DO NOT PLAY THE NUMBERS GAME! I don’t expect that X% of my listings will sell and X% of those will close. I do expect to get my job done and sell every property that I list, provided the seller is realistic and really does want it sold. IF YOU REALLY WANT TO SELL, CALL 550-8484!
